We’re expanding in Midtown Atlanta. Together with Capstone Communities, we’re transforming one of the last major undeveloped sites near Georgia Tech into a vibrant, mixed-use destination. This multi-phase project will bring layered amenities, street-level retail, and an activated pedestrian experience to the heart of Midtown. Phase 1, led by Core, includes 1,600 beds and 5,000+ SF of ground-floor retail, with architecture led by dwell design studio, llc, and is set for completion in 2029.

Hub Fullerton has officially received TCO. Located near Cal State University, Fullerton, our 359-unit, 1,047-bed community is the first new student housing development in the city in over a decade. Designed with today’s students in mind, Hub Fullerton features fully furnished one- to four-bedroom apartments and townhomes plus carefully curated amenities including a resort-style rooftop pool and spa, yoga room, sauna, on-site coffee shop, New Here Coffee, and plenty of dedicated study space perfect for collaboration or solo work. Standing seven stories tall and spanning 700,000 SF, our building brings a fresh new presence to Chapman Avenue with over 8,000 SF of new retail. The design reflects the relaxed nature of Southern California with lush landscaping, outdoor spaces, and natural textures throughout. Thanks to our partners at WEST Builders, Inc., DLR Group, and Curioso for their work to get us to this point. We’re ready to welcome our first residents home this week!
Deal Closed. We’ve officially planted our flag in Austin, Texas with the acquisition of Villas on 24th — a newly completed, 670-bed student housing community in the heart of UT Austin’s West Campus. Villas on 24th is a best-in-class, boutique-style asset with a mix of studio through six-bedroom floor plans and next-level amenities including a rooftop infinity pool, a fully-enclosed rooftop basketball court, and stunning panoramic views of downtown Austin and UT campus. Villas on 24th was recently delivered this summer and is 100% pre-leased for the 2025–26 academic year. We’re proud to add this A+ asset to our portfolio and can’t wait to welcome our first residents home this month. A Milestone Moment. This week, we teamed up with the City of Columbia SC and Richland County Government to officially celebrate ōLiv Columbia, our latest mixed-use community coming to 1401 Main Street. Alongside Mayor Rickenmann and local officials, our Chief Development Officer, Chad Matesi, shared what this project means for the future of Columbia’s downtown: a bold step toward a more dynamic, walkable city center. We welcomed local artist Ija Charles — whose vibrant mural on the current building will be preserved in our development — for a live painting that represents growth, evolution, and hope for a bright future. ōLiv Columbia will bring 720 market-rate and student apartments across two towers, 2,350 total beds, plus ground-floor retail activating Main St. and a 1,600-stall parking garage. We're proud of this placemaking moment in Columbia, and we thank the City of Columbia, Richland County, and the Main Street District for their continued partnership, and our partners at Juneau Construction Company and dwell design studio, llc for helping bring this vision to life. Hub Clemson is on the way. We’ve officially broken ground on our 1,303-bed student housing community just steps from Clemson University. Set along the shores of Lake Hartwell with direct access to Keowee Trail, the seven-story development will feature 394 units across 821,000 square feet, offering a mix of studio to five-bedroom apartments and a series of three‑story townhomes. 20,000 square feet of amenities include a rooftop pool and lounge with 360-degree views of the lake, downtown, and campus. But this is more than housing. It’s a transformative, waterfront urban center experience. We're doubling the active parkland, adding curated retail, and creating a destination for students and the entire Clemson community. This June, our PRISM employee resource group hosted its annual Lunch & Learn, spotlighting LGBTQIA+ voices from across the company. The panel created space for open dialogue, thoughtful conversations, and shared learning around identity, allyship, and inclusion in the workplace. To close out the month, PRISM members shared their reflections on what Pride means to them.
